A Step by Step Guide to Buying Your Home
Visit Our Communities Your new home is as much about the community you live in as it is about the house itself. Courtland has many great locations from which to choose, so see them all to know which one fits your lifestyle and affordability level.
Select a Home Whether you need to move in right away or are building a new home from the ground up, Courtland has the right home for you. Our Quick Move-Ins are ready for immediate occupancy and are appointed with all the options and upgrades you expect of today’s modern home. Or if you’re building new, our sales team will help you select from a wide variety of floorplans and options to custom-fit the home to your liking.
Secure Financing Courtland’s preferred lender, Suburban Mortgage, is ready to provide you with a wide range of financing options. Combined with our incentives, financing your home with Suburban means that we’ll pay you up to 2.5% of the purchase price for financing and closing costs. You can move in for your 3.5% down payment only. It’s that simple!
Obtain Homeowner’s Insurance When you take out a mortgage your lender requires that you acquire and maintain an adequate homeowners insurance policy. This policy is meant to protect your investment in your home as well as your lender’s. When you close escrow the lender typically requires you to pay the premium for the first year in advance. This money is collected up front and paid to your insurance company accordingly, while future insurance premiums are included in your monthly mortgage payment.
Buyer Walkthrough Before you move in we want to make sure your home is 100% ready for you. One week prior to Closing, you’ll meet with one of our friendly Customer Service Representatives for a thorough walkthrough of every room in your home to identify any repairs that need to be made. All items identified on this list will be completed within 2 weeks after you move in.
Close Escrow This last step involves signing all the legal and loan documents such as the warranty deed to your new home and the escrow settlement statement showing that the required amounts to be paid are correct. Courtland’s longstanding relationship with First American Title Company allows us to ensure this process goes smoothly for both you and for us.
Move In! It’s time to start enjoying your new Courtland home!
